Montclair 2012 Home Sale Prices: Which Way Did They Go?

Montclair real estate sales increased from 305 residential homes sold in 2011 to 325 sold last year. As you read in my real estate report in October the trend also continued with a stronger sales price to list price (SP/LP) ratio and lesser days on market (DOM) than last year. The final 2012 numbers ended lower, on trend from what we were seeing a few months ago, with a 7% decline in the average sales price and a 5% decline in the median sales price.
This price drop is not music to a homeowner's ears, but look at it this way; this, coupled with the low inentory and stronger demand we are seeing in the suburban towns laced with easy commuting options, means qualified buyers looking for homes for sale in Montclair NJ will be more apt to make an offer, and a strong one at that.

As of January 24, there were only 77 residential Montclair homes for sale with over half of that amount, 40, currently under contract. This, combined with the relative mild winter here, makes this a great time for a homeowner to put her well-priced home on the market today before the crowds of homes come out in the Spring. Many real estate agents have unique marketing plans to get your home sold so take advantage of them.
