Planning Board Nixes Two-Way Orange Road Recommendation
Montclair Center divided into four subdistricts.
A Master Plan to guide growth in Montclair over the next 30 years is in the tweaking stages.
The Montclair Planning Board met Monday and made several revisions, according to Director of Planning and Community Development Janice Talley.
For one, the board struck recommendations to close or convert to two-way traffic a portion of Orange Road which runs through the South End Business District. The traffic will remain one-way.
Additional revisions include a recommendation by the Montclair Center subcommittee to divide the Bloomfield Avenue corridor into four subdistricts.
The Land Use Plan for Montclair Center has been revised as follows:
T1 Montclair Center Transit Core has been renamed C1 Montclair Center Core. The maximum height in this district is 6 stories, with incentive zoning that increases the height to 10 stories in exchange for appropriate public benefits. The maximum density is 100 units per acre and mandatory building stepbacks start at the 5th story.
T2 Montclair Center Core has been renamed C2 Montclair Center Core. The maximum height in this district is 6 stories, with incentive zoning that increases the height to 7 stories in exchange for appropriate public benefits. The maximum density is 75 units per acre and mandatory building stepbacks start at the 5th story.

T3 Montclair Center Village has been renamed C3 Montclair Center Village. The maximum height in this district is 4 stories with a density of 50 units per acre.
