Will Restoration of Former Luna Stage Set Precedent for Future Building Projects?
A recent renovation proposal to 'abandon' space in a basement to construct a more attractive third floor may pique developer's fancy in the future.
The proposal to restore the former Luna Stage building will bring more than just a third-floor addition, but something the board has “almost never seen before,” said Board President John Wynn. In what may be considered a precedent for future building projects, Steven Plofker’s proposal -- approved by the Planning Board Monday -- was granted variances or waivers by the board to forego township zoning ordinances by abandoning one area of the building for another to address the problem of parking. Township zoning ordinances require that the number of parking spaces reflect the gross square footage of a building to prevent businesses from diverting their parking demands to Montclair public parking spaces which are overburdened as it is. …

I stand corrected. The owners promised to restrict the use to general professional office on the upper floor as opposed to medical offices, which carry a higher parking requirement. http://bit.ly/12arUKG The space was rented by a professional trainer, it is now for rent and the listing does indeed say "professional office": http://bit.ly/TSqwoi I was wrong.
